Application Process and Policies

Thank you for taking the time to visit our website and view our available listings. Available properties are continually updated and can be viewed from any computer anywhere that has internet access.

Viewings

After reviewing the list of properties, drive by those homes in which you have an interest. A drive-by is recommended to allow you a chance to inspect the age, condition and surrounding areas to see if they meet your standards. A valid picture ID will be required for any prospective resident 18 year or older. Call or email our office for further showing instructions.

Condition

We believe we have a higher than normal standard in the preparation of rental units, but our standards may or may not be equivalent to your standards. Any request to make changes in the current condition of the property or terms of the lease agreement must be in writing at the time application is submitted. Requests must be in writing, submitted with the application and will be submitted to the owner for consideration.

All properties are non-smoking in the interior of the home; fines will be imposed for smoke damage.

Pets

Each property owner has set their own pet policy. Most will allow a small dog, but most will not allow cats. Due to insurance coverage requirements/HOA CCR’s, no properties allow for the following breeds: Ferrets, Dobermans, Pit bulls, Rottweiler’s or any attack trained animals. An additional deposit may be charged for any approved pet. Please call the office for the policy on the house you are interested in. If you have pets please pay close attention to the policy in each ad as this is set by the owner and we do not have the ability to change it.

Applying

Applications may be obtained from our website. The application must be completely filled out and signed before it will be processed along with the Application Screening Criteria form. Each adult resident must fill out a separate application to ensure we receive complete background information. A $45.00 per person, non-refundable application fee must accompany each application.

There is a $150 one time non refundable administration fee, a non refundable redecorating fee and pet deposit per pet if applicable and accepted. Upon Move out, if the redecorating fee does not cover damages, there will additional fees owed.

Most properties are subject to a required monthly city rental tax in addition to rent.

There is a nominal fee for paying by bank draft/c. card, or applicants may mail fee or bring fee in person (cashier’s check or money order), please call office for more details.

Processing

Please be advised that we accept more than one application at a time. We do not hold properties while we process applications. If application criteria is met, we submit all completed applications to the owner for selection. If one application is chosen over another, if an application is denied or the criteria is not met, the application fees are non-refundable in any case.

We do not take a property off the market while processing applications or if an application has been accepted.

We take the property off the market only when all fees are paid and contracts are signed.

Realtors: if your client’s application does not indicate representation, we will not pay a commission. Commissions are paid 30-45 days after tenant pays full first months rent. Please submit our commission form and a W-9.

Standards

We adhere to the Arizona occupancy standards of 2 persons per bedroom. All properties leased and managed are subject to the Federal Fair Housing Act which makes it illegal to advertise any preference, limitation, or discrimination based on race, color, religion, sex, country of national origin, handicap, familial status, or any intention to make such preference, limitation or discrimination. Our staff is trained and educated on the latest local, state and federal statutes pertaining to rental regulations.

The minimum income to rent ratio is 35%. Gross monthly income must be 3.5 times the monthly rent.

Should tenant not occupy the residence, the security deposit will become liquidated damages.

We do not lease to convicted felons or minors.
